Mortgage Indexes: Historical Data

Mortgage-X.com compiles historical values for the indexes which are the most widely used on adjustable rate mortgages (ARMs). Data are available beginning from January, 1990. Click here if you need historical data prior to 1990, or if your index is not listed here.

Please note that knowing the precise index name (the names may sound alike, but there is a considerable difference between different indexes) and the actual date it is released is essential to finding the correct index value.

1-,3-,5-Year CMT -- Average yields on U.S. Treasury securities adjusted to a constant maturity of 1, 3, or 5 year(s) correspondingly. More Info

The CMT indexes are calculated by the U.S. Treasury and reported by the Federal Reserve Board. These indexes have both a weekly and a monthly value. The weekly indexes are released on Monday afternoon for the previous week. Monthly values for these indexes are generally available on the first Monday of the following month.

The figures are taken from the H.15 Federal Reserve Statistical Release.

3-, 6-Month T-Bills -- These indexes are based on the results of auctions that the U.S. Treasury holds for its Treasury bills, notes and bonds. More Info

The 3- and 6-month Treasury bills are auctioned every Monday. The resulting figures are released to the public the next day. These indexes have also both a weekly and a monthly value.

MTA -- The 12 month average of the monthly average yields of U.S. Treasury securities adjusted to a constant maturity of one year. More Info

There are only monthly values for this index. The values are calculated by us using the H.15 Federal Reserve Statistical Release data.

1-, 3-, 6-Month, 1-Year LIBOR (Fannie Mae, Mortgage-X) -- It is an average of the interest rate on dollar-denominated deposits traded between banks in London. More Info

The index has only monthly values. Starting from August 1, 2007 we post the Mortgage-X monthly LIBOR index as a replacement for the Fannie Mae monthly LIBOR that has been discontinued.

11th District COFI -- This index reflects the weighted-average interest rate paid by 11th Federal Home Loan Bank District savings institutions for savings and checking accounts, advances from the FHLB, and other sources of funds. More Info

11th District COFI is published once a month. The values are released on the last business day of each month for the previous month (e.g. the October value of the index is reported on the last business day of November).

Federal COFI -- The Federal Cost of Funds Index is calculated as the sum of the monthly average interest rates for marketable Treasury bills and for marketable Treasury notes, divided by two. More Info

National Monthly Median COFI -- National Monthly Median Cost of Funds Ratio for OTS-Regulated, SAIF-Insured Institutions is defined as interest (dividends) paid or accrued on deposits, FHLB advances and on other borrowed money during a month as a percent of balances of deposits and borrowings at month end. More Info

The index is one of the following three National Cost of Funds Indexes: National Monthly Median (1), Quarterly National Average (2), Semiannual National Average (3) Cost of Funds for OTS-regulated, SAIF-insured institutions.

Prime Rate -- The base rate on corporate loans posted by at least 75% of the nation's largest banks. More Info

The prime rate changes irregularly. Monthly values for the prime rate are averages of business days and are taken from the H.15 Federal Reserve Statistical Release.

National Average Contract Mortgage Rate -- The average contract rate reported by a sample of mortgage lenders for loans closed during the last 5 working days of the month. The rate is based on conventional fixed and adjustable-rate mortgages on previously occupied non-farm single-family homes. More Info

Monthly values for the National Average Contract Mortgage Rate are derived from the Federal Housing Finance Board's Monthly Interest Rate Survey (MIRS).

Certificate of Deposit Index (CODI) -- The 12 month average of the monthly average yields on the nationally published 3-Month Certificate of Deposite rates. More Info

There are only monthly values for this index. The values are calculated by us using the H.15 Federal Reserve Statistical Release data.

Cost of Savings Index (COSI) -- The weighted average of the rates of interest on the deposit accounts of the federally insured depository institution subsidiaries of Golden West Financial Corporation (GDW). More Info

The values are released on or near the last business day prior to the fifteenth day of each month for the previous calendar month. Golden West Financial Corporation do not publish their COSI index values on the internet, however, they do make them available by brochure in their savings and loans offices.

3-, 6-Month CD -- It is an average of the secondary market interest rates on nationally traded Certificates of Deposit. More Info

The index has both weekly and monthly values. The figures are taken from the H.15 Federal Reserve Statistical Release and reflect week-ending dates.
